Managing Availability (Hosts)
An accurate calendar means fewer declined inquiries and better visibility in search. Guests filter by dates — if your nights are wrong, you lose requests.
Setting Availability
You configure availability per unit:
- In the listing wizard (My Properties) when creating the listing
- Afterwards at any time by editing the property from your host dashboard
For each unit you can define:
- Blocked dates — maintenance, private use, seasonal closures
- Minimum stay — the shortest bookable period in nights
- Check-in window — the times guests may arrive
- Advance booking limit — how far ahead inquiries are accepted
How Booked Nights Work
- A guest sends an inquiry for a period — nothing is blocked yet
- You send a quote, the guest accepts
- You confirm the stay — the system re-checks capacity and blocks the nights transactionally, so double bookings cannot happen
- If a confirmed stay is cancelled, the nights are freed automatically
Tips
- Review your calendar before seasonal peaks (large construction projects nearby, regional demand peaks)
- Keep minimum stays realistic for worker crews — many book several weeks
- A confirmed booking always wins over an open inquiry: quote only for periods you can actually honor
